Phase 1 | Design Development

What happens in Design Development?

Your project takes shape through in-home consultation, site measurement, schematic design, mood board development, and an initial investment estimate – all before any commitment to construction. Every great home starts with a conversation – and that’s exactly where we begin.

Before a single measurement is taken or a design decision is made, we schedule an in-person design consultation at your home with our owners, David and Laurel. They walk through your space with you, get a feel for how you live, and hear all about your vision – your inspirations, your Pinterest boards, your Houzz saves, and anything else that excites you about what your home could become.

From there, we outline the scope of your project together, and you’ll receive our Design Development Agreement – a document that formalizes Phase 1, gives you a clear picture of what we’ll accomplish together, and previews what’s ahead in Phases 2 and 3.

Site Measurement and Existing Conditions

With the scope established, our team conducts a full site measure and Matterport scan of your home – a detailed 3D capture that feeds directly into a thorough evaluation of your existing conditions, drafted floor plans, and elevations. Alongside that, we conduct an initial review of zoning, code requirements, and permitting considerations specific to your municipality, so nothing catches us off guard later.

Schematic Design and Mood Boards

From there, our design team begins developing your schematic design: preliminary floor plans, layout concepts, and, where needed, structural engineering consultation. They’re also building your mood boards and pulling together the concepts, palettes, and inspiration that will shape your home’s look and feel. You’ll be part of this process every step of the way – through design consulting meetings and up to two plan revisions to make sure the direction feels exactly right.

Initial Investment Estimate

As the design takes shape, we prepare an initial investment estimate tied directly to your design. You’ll always know where things stand financially before moving to the next step.

Once your design vision is clear, your budget is aligned, and your plan is set, we’ll present your Pre-Construction Agreement. Upon signing, you move into Phase 2.

Phase 2 | Pre-Construction

What happens in Phase 2:

Every finish and fixture is finalized, full construction documents are developed, permits are submitted, trade partners validate the scope, and you see your finished home in 3D before a single wall is touched.

This is the most detail-intensive phase of your project – and intentionally so. Every decision made here protects your timeline, your budget, and the integrity of your finished home.

You’ll work closely with your design team to finalize every finish and fixture – flooring, tile, plumbing fixtures, lighting, hardware, and more. When needed, we schedule showroom visits so you can see larger pieces in person and get a clear picture of what you want in your home.

Final Design and 3D Visualizations

Your design team takes everything refined in Phase 1 and brings it to its final form. Elevations are finalized, materials are confirmed, and your complete design boards are presented. But what makes this phase truly special is what comes next: before a single wall is touched, you’ll see your finished home through fully rendered 3D visualizations. Every room. Every finish. Every detail – accurately representing what your home will look like when construction is complete.

Construction Documents and Permitting

While your design is being finalized, our team develops your full construction document set – the complete, permit-ready planset your builders will work from. Permits are prepared and submitted by our team and coordinated directly with your local municipality, so nothing stalls when construction is ready to begin.

Trade Partner Coordination

Our project manager coordinates with trade partners to evaluate the scope and provide accurate quotes and realistic timelines for each facet of your project. By the time we move to construction, every scope has been validated and every timeline confirmed.

The Construction Agreement

When design is complete, selections are finalized, permits are in process, and every trade partner has validated the scope, we present your Construction Agreement. This is a comprehensive, fixed-price proposal with a detailed line-item breakdown of everything included: what it is, what it costs, and why. No ballpark numbers. No vague line items. No surprises.

You’ll know exactly what you’re signing before you sign it.

Upon signing, your project officially moves into Phase 3.

Phase 3 | Construction

What happens in Phase 3:

Your vision physically takes shape through a deliberate construction sequence, with your design team and project manager engaged at every stage – from demo through the final walkthrough.

This is the moment everything your team has worked toward begins to take shape. Construction moves through a deliberate sequence – demo, framing, rough plumbing and electrical, drywall, and then the finish work that makes your home yours: tile installations, cabinetry, light fixtures, countertops, appliances, and everything carefully selected in the design phases.

Before we begin, we protect the rest of your home by applying protective film to your flooring and sealing off other areas. Trades only move in and out of the designated job site.

Selection Ordering and Materials Management

Once your selections are finalized, we handle everything from ordering to installation. We place all orders before construction begins – locking in your pricing and making sure every item is secured. When materials arrive, we inspect each one, check them into our system, and store them in your dedicated warehouse space. Your project manager coordinates delivery and installation at exactly the right moment in your build. No boxes piling up at your home. No last-minute surprises.

How We Handle Hidden Conditions

Demo has a way of revealing what’s behind walls and under floors. If hidden conditions come up, our team addresses them promptly and transparently. You’ll be informed right away, we’ll outline the path forward clearly, and we’ll handle it with the same care applied to every other part of your project.

The Final Walkthrough and Your 2-Year Warranty

When construction is complete, your Superintendent walks you through your finished home – your punch list walkthrough, where we make sure everything meets the standard we committed to at the start.

At the conclusion of your walkthrough, you’ll sign your warranty document, marking the official completion of your project and the beginning of your 2-year warranty period. If anything we installed or built malfunctions during that period, reach out through our office or Buildertrend and we’ll be in touch within two weeks.

Beyond your warranty, our Home Care program gives you ongoing access to the same team you trust for handyman needs and smaller projects – no tracking down a contractor you’ve never worked with.
